Compass is always seeking to source quality hotel investment opportunities. We focus the majority of our time looking at opportunities which are sourced through hotel management companies, existing owners, regional brokers, the major brands and consultants.

Compass uses an opportunistic investment approach which adheres to the following criteria:

  • Deal Size: $5 million and above
  • Both existing properties and new development
  • Top 75 markets with an emphasis on the lower half.
  • Urban and Suburban
  • Brand Preferences: Marriott, Hilton, Hyatt, Starwood, and Holiday Inn from IHG
  • Individual / Portfolio Acquisitions and Recapitalizations
  • Focus on “Value Add” opportunities through:
    • Renovation or Rebranding
    • Property management change
    • Improved capital structure
  • Target IRR returns of 20% or higher

Compass believes the hotel industry is in the midst of a prolonged expansion and is poised to outperform other real estate asset classes for the foreseeable future.
